2. Criminal background check. We conduct thorough criminal background checks to identify any red flags that might hinder the application process. Ensuring a safe living environment for your property is paramount, and this step ensures we are placing trustworthy tenants.

3. Eviction history search. Utilizing third-party services, we scrutinize eviction histories to identify any potential risks. Although not always recorded, we strongly recommend checking through the court system for pending evictions or abrupt vacates. This proactive approach can save you from future stress and complications.

4. Employment and income verification. Verifying a tenant’s employment and income is crucial. We aim for at least three times the monthly rent in income to ensure that tenants have the financial capacity to meet their rental obligations promptly. This step is integral to guaranteeing your tenant’s ability to prioritize and meet financial commitments.

5. Landlord verification. To gain a comprehensive understanding of an applicant’s rental history, we reach out to previous landlords for verification. This step involves inquiries about rent payment punctuality, potential issues, adherence to lease terms, and the overall conduct of the tenant during their previous stay. This firsthand information helps us paint a complete picture of the applicant.
